East Side Lofts

East Side Lofts is a mixed-use development located at the intersection of 8th Avenue and College Drive in Durango, positioned at a key connection point between downtown, Fort Lewis College, and the city’s network of trails and open space. The project combines residential and commercial uses within a compact urban footprint, creating a building that supports both daily living and neighborhood activity. The design responds to its prominent corner location with a clear, structured presence, organizing ground-level commercial space with residential units above to reinforce street engagement and walkability. Residences are designed to take advantage of natural light and views, while maintaining efficient layouts suited to in-town living. The project emphasizes proximity and accessibility, allowing residents to move easily between home, work, recreation, and campus without reliance on a car. As an infill development, East Side Lofts contributes to the continued growth of Durango’s urban core, adding density and activity in a way that is both practical and contextually appropriate.
